Utilities And Your Warren County Home Purchase

Moving in activitiesWhen you're shopping for a home, one of the things you may want to know more about is the utility costs.  Utility costs can vary widely for the same size and type of home depending on the home's insulation, age & efficiency of the mechanicals, windows and other variables.

Now we can ask the listing agent for utility costs, and the sellers may or may not be willing to provide that information.  But the good news is the major cost information you can get without the homeowner's help.  Most Warren County homes have their basic electric/gas service provided by Duke Energy, or perhaps Dayton Power & Light (DPL) as you get closer to Dayton.  A call to the power company with the address you want to know about and they can provide the average monthly bill for the last year.

Of course, take that info with a grain of salt.  If the home has been vacant for part of the year, that will impact the average.  And of course if the owner likes the home at a way different temperature than you, then of course the bill might vary significantly in your favor or out of your pocket.

Now the other key activity involving utilities is getting them changed over to your name once you're close to moving in to your new place!  You want to make the calls a few days in advance of the actual move in date to make sure there's not a gap in service between the seller and you moving in!  It's a pain when it happens, because for certain services (e.g. turning the water or gas back on), someone MUST be home when they come by!  For some reason they're worried about leaks and flooding the home or blowing it up!

Electric

Gas/Propane if applicable

Water

Sewer (unless on septic system)

TV/Internet

Phone (if you'll have a landline)
