Can We Switch Warren County Real Estate Agents?
Sometimes what sounded great during the listing interview process doesn't turn out quite so well once the sign is in the yard. It could be an actual performance issue, or perhaps a personality conflict, and efforts to resolve just haven't worked out. So now you want to switch listing agents for your Warren County home for sale? There are some key things to consider.
The good news is typically you can switch Warren County listing agents with a minimum of fuss. You and your listing agent signed a legally binding contract when you listed your home, and they COULD hold you to the full term and not allow you to list with anyone else. You might consider that vindictive, but they're within their legal rights to do so. You may need to consult with a real estate attorney if this occurs. However, it's usually not in the listing agent's nor their brokerage's best interest to keep you "hostage". With today's social media, review sites, etc., most brokerages don't want to risk the negative publicity associated with keeping an unhappy client. It's just bad for business to have unhappy clients.
So assuming your current brokerage is willing to release you from your current listing contract, the next step is finding your new listing agent. As REALTORS(R), we are allowed to talk to you while you're under a listing contract with another agent if YOU initiate the contact. Again, YOU must initiate the contact for us to talk to you if you still have an active listing contract. Maybe a past client told you about us, maybe you found a blog post (like this one), and we've made your short list of agents to consider for selling your Warren County home. We're happy to provide you a full overview of our marketing services and the answer to the "What will my Warren County home sell for?" question and earn your trust and your business.
If after meeting with us, you feel comfortable and want us to be your listing agents, we can do the paperwork needed to take effect AFTER your current listing contract is terminated. It's key that happens, because until that cancellation is completed, we can't market your home. But in advance, we can take photos, prepare our marketing materials and do everything possible to make sure you don't miss any potential buyers for your home. As soon as the other listing contract is removed, we can coordinate getting you back on the market quickly and work to your satisfaction to get that SOLD sign in your yard!
If you have specific questions, please contact us. Remember, YOU have to initiate the contact, not us.
