If You Hate Our Listing So Much, Why So Many Questions?
Ahhh, we've seen it so many times before: Real Estate Gambit #107. The showing feedback indicates the home is just terrible, needs improvements left and right, substantially overpriced, and yet.....the buyers have all kinds of questions about the home.
From the level of detail you'd swear the buyer was a home inspector!
But here's the thing, you can say what you want, but actions speak louder than words. The fact that you're asking a long series of questions indicates that you ARE interested in this home. And fact is we know there aren't a lot of homes on the market like it (especially this time of year). The fact that you're out looking with inches of snow on the ground and the thermometer well below freezing also tells us you're a motivated buyer.
So we easily recognize Real Estate Gambit #107 when we see it. It's more commonly known as the "Don't tip our hands that we're interested in the home by trashing the home in the feedback" strategy of home buying.
As far as that feedback? It's not going to our sellers, we're not going to give your negative comments a chance to bias them against any future offer you may send. They'll get the question list, that'll let them know you're interested, and the rest was just posturing and not relevant. This isn't our first rodeo you know!
But the reality is all parties know that as soon as there's a contract on the table, a home is no longer "just" another home to you. After that, it's all about the negotiation tango, can we find a happy middle ground? Shall we dance?
