Should I Use The Same Real Estate Agent To Buy AND Sell?
If it's US you're thinking about, then OF COURSE!! But actually it's not quite that simple! In most cases, yes, working with one agent or team simplifies your life. If they're experienced agents, handling both selling your existing home and finding your next one is well within an agent's capability. We know your tastes, we know your schedule, we know your needs, and it only takes one email or phone call to handle everything.
HOWEVER, there are times you may want to have one agent for selling your home and another agent for helping you buy:
- You have a specialty home to buy or sell. If you're buying and selling typical subdivision homes, then there might not be any special knowledge needed. However, if for instance you want a patio home like the ones in the picture below, then you might need an agent that specializes in that niche (like us!).
- You're staying local, but moving far enough away that your listing agent may not have the geographic expertise to help you buy. E.g. we'll admit urban Cincinnati isn't our strength, so if you're looking for a downtown Cincinnati condo, we're probably not the best agent for you. However, we could sell your suburban house and help place you with an agent with the expertise you need.
- Your experience with your listing agent didn't go as smoothly as you hoped. So while he or she may have gotten your home under contract, you've lost confidence and don't want to buy with them.
- You're working with a team, and while one agent may be terrific, maybe the other agent just isn't meeting your needs.
Bottom line, it's about doing what makes sense for you and finding the best service to meet YOUR needs. Most times, that's going to be the same agent. Other times, splitting out the services may be the best thing to do. While it may be a bit awkward to tell your listing agent you're going to work with another agent on the buyer side, it's your right to do so.
