You Won't Always Like The Answer To "What's My Home Worth?"
It's been our experience that there are two primary questions home owners thinking about selling want to know:
2. How long will it take to sell?
Now the answer to the second question can vary, but typically we can use sales of similar homes to predict how quickly your home SHOULD sell, and a large part of that time spent is influenced by the answer to question #1 and how closely you're willing to price to that predicted price.
As far as the answer to question #1, How Much Is My Home Worth?, well there are a lot of factors involved. But again, we can use the sales of similar homes to yours to determine that value.
But unfortunately, you're not going to always like the answer we have regarding your home's value, but we have an obligation to be accurate and honest with you. The responsibility for determining your home's value falls to me as the engineer/real estate agent on our team. My role is to evaluate your home in comparison to others that have sold and determine how your home's value rates relative to the competition. We can make adjustments based on changes you've made, features other homes have, proximity to main roads & power lines, and much, much more. Obviously visiting your home provides us the opportunity to be the most accurate.
And when the review is completed, you'll have an honest (and pretty accurate) estimate of your home's value. And unfortunately the news isn't always going to be the news you hope for (especially if you purchased your home in the 2005-09 time frame).
But here's the thing, we'd be doing you a HUGE disservice to over inflate your expectations. Selling your home can be inconvenient, especially if the days turn into weeks turn into months because we're at a price higher than the market will support. It's why right from the start we want to be clear about what we expect the market to do. No surprises to you is the goal!
So sometimes the number we give you may mean selling your home isn't in the plans in the near future. We can keep tracking the market, even provide you some indications of when to know it's time to reevaluate. But better we give you "bad" news now, then have you wondering why we're not selling your home!
