There Are No Homes For Sale In That Neighborhood

"There are no homes for sale in that neighborhood."

It's something I find myself saying often to buyers that call from our custom search pages.  They might think there's a system glitch when they click the page and NOTHING is shown for sale, but nope, that's just the current status for that community.  Inventory has been scarcer this year and no signs of that changing much.

Our market runs the entire gamut from communities that we expect homes to be on the market less than a day or two during peak buyer season to communities that require months (and months) to sell because either the school system isn't as much in demand or the homes are at a tough price point versus their competition.

And at this time of year quite a few sellers take their homes off the market and wait for the Spring rush to come back on market.

So what can we do if you want a particular neighborhood?

For starters, we can set up MLS searches to provide you same day information when a home comes on the market.  That saves you having to reject our custom pages or cruising a website hitting REFRESH, REFRESH, REFRESH hoping for something new.  We select IMMEDIATELY as the notification time frame and as soon as ANY agent places a home in MLS for sale for that community, an email will be on the way.

Another option if you're ready to act quickly is for us to check past homes in a particular community that didn't sell initially.  Perhaps they're ready to sell now, so that opens up another possible source.

And lastly, there are the For Sale By Owner (FSBO) homes to consider.  Some WILL work with buyer's agents, others however are dead set against working with an agent.  We'll determine if they'll be cooperative and that's another path to potentially finding you a home.
