Walking The Home Buying Tightrope

walking the home buying tightropeBuying a home can be quite the balancing act.  First you determine what you NEED.  Then what you WANT.  What you can afford.  Where those homes can be found.  Then reevaluating and deciding if those needs and wants actually need adjusted based on your budget.

And of course there are other factors that come into play.  After all, this is a HUGE financial investment and there are no mulligans.

How fast do you need to act once you find the right home in the right location at the right price?

Can you think about it overnight?  For a few days?  A week?  Maybe more?

Making that decision can feel like you're tightrope walking without a net!  And as your agent we're trying to provide you a net, but chances are we don't know how long you can successfully wait and still get what you want.

We've visited brand new on the market homes with buyers and KNEW any delay was too long.  Over to the community playground around the corner to get an offer written (we won, out of 9 offers received that day).  Other times, there has been a little time to think about it.  But the old saying "another buyer was sleeping on it LAST night while you're sleeping on it tonight" can come true too.  The home's been on the market for 300 days, SURELY it won't go multiple offers???  You guessed it!

And the same applies with new construction.  You never know when another buyer wants the exact same lot that you want!  Or the next lot over someone wants the same floor plan as you, and the builder won't allow adjacent duplicates.

Obviously, home buying rewards those who decide and act quickly.  You KNOW you've got the right home?  Don't delay unless you're comfortable with the idea that someone else might beat you to it.
