Two Critical Questions Your Buyer's Agent Should Ask You

the answers decide what's nextYou're searching Cincinnati homes for sale on our website and you find a home you want to see.  It looks PERFECT!  You're eager to find out if the in person experience matches up with the great impression on line.  So you fill out the form on our website requesting a showing or give us a call.

Now if you expect I'll just reach back quickly to set up the showing, you're partially right.  I will contact you as quickly as I can (unless it's late evening).  But my initial response is going to involve two questions.

Those two questions set the foundation for whether or not I can help you at all, and how much I can help you.  What two questions could be so critical to establishing our working relationship?

First, I need to know "Are you already working with an agent OR have one that would write the offer if you loved the home you're asking to see?"

And second, "Have you been preapproved by a mortgage professional?"

Those two questions set the baseline for whether I'll have more questions to ask, or determine if I can't really help you at all.

Here's the bottom line for question 1.  If you have an agent you're working with, especially if you have an agreement with that agent, I can't/won't show you a home UNLESS it's my own listing.  And even if it IS my own listing, my recommendation is for you to have your agent do the showing instead of me.  Why?  Because I work for the seller and not you, so any small talk during the showing that gives me leverage for my seller?  I'm going to use it against you if you decide to proceed in order to get my seller better terms.  That's my job.  Trust me, you're FAR better off having your own agent show you my listings, and if you have questions, your agent can ask us and we'll provide answers when possible.

And that second question is only going to be asked if we've already determined you don't have an agent, but it's critical because it determines if you can act from a position of strength if you decide to try and buy the home you want to see.  The seller is going to want to know you have the financial capability to buy the home and that preapproval letter is the proof.  And frankly as an agent I never want to take a buyer into a home they can't buy if they fall in love with it.  And if you haven't gotten preapproved yet, I'm not necessarily going to say no to the showing.  I'll give you the first one "free", but after that you need to make sure your financial ducks are in a row.

Now once I have the answers to those two questions, we'll know what's next and whether I can start helping you, and how many more questions I'll need to ask to understand your needs.
