Warren County Ohio Real Estate News and Observations: September 2018

bumpity bump bumpThis evening we decided to have takeout for dinner.  There's a good spot two exits down the interstate from us that is pretty good.

Normally driving down the interstate is the way to go.  The speed limit is 70 and those 8 miles are pretty quickly covered.

But tonight we didn't initially take into account that sections of the interstate are being repaved in the evening.  Go early before the work starts, no issues.  But wait too long like tonight?  You've got about 3 miles of stop and go traffic with a lot of emphasis on the STOP part.

However, if you're paying attention and see the early signs of trouble, you can make quick adjustments, avoid the interstate and still get to your destination.  Now of course those adjustments come about because of experience (and not because I have GPS in my car (I don't)).  A little detour, a double back, a backroad and I'm right where I need to be.  Dinner is served!

Did you think of any parallels with buying and selling a home?  Because there are some parallels between getting dinner and our work with our real estate clients!

We have to pay attention to the situation.  Markets change and we need to adjust.

Markets can vary with timing.  A hot market in the summer is not the same as the slowed down fall and winter markets (at least locally).

The best route may vary, just as each home may need a different strategy.

Initial plans may not always go as planned.  That initial pricing strategy may not work out as planned, so look for a new route to the closing table.

When you want something, there's usually more than one way to get there.

Experience matters.  More knowledge means avoiding problems, or knowing how to solve them when something goes sideways during negotiations, inspections, etc.
