The Internet has been a fantastic source of information for the home buying public. You can sit at the computer in your pj's, fuzzy bunny slippers, cup of java and search for that JUST RIGHT HOME without involving a REALTOR®. And if you're just doing your initial search, just getting a general feel for what's out there, general prices it will take to get a similar home in an area that you like, this will work!
But once you want to start getting serious about your search, you want to get an experienced buyer's agent, a REALTOR® who can translate your needs and your wants into the best possible search for your next home. Internet searching is fine at the most basic level, but you need a REALTOR® with full MLS searching capabilities to sort through the hundreds and hundreds of homes that are available for sale.
When you want to step beyond the basic vanilla 3 bedroom, 2 bath, located in Mason or Lebanon priced between $175,000 and $250,000, you need a REALTOR®. We have full search capability to send you the closest matches for what you want. That fireplace is a must have? We can make sure you ONLY see homes that have one. MUST have a walkout basement? We can sort for that too! Need a dining room with at least 12 foot width to hold that heirloom table? We can get that detailed too!
We can save you valuable time finding your new home with those detailed searches! And when you're ready to start physically visiting homes, well your buyer's agent can save you tons of time that way too! When you find a couple of homes in the same development, what are the odds that BOTH listing agents are going to be available simultaneously? Now expand that out to 10 homes scattered across a school district. How many DAYS do you think it will take to coordinate all those visits with just you and the listing agents?
With a buyer's agent they can all be scheduled back to back to back! And depending on what we find BEFORE scheduling the showings, we MAY have some warnings against why some of those homes may expose you to extra risk that may not be in your best interest!
And you think the listing agent is going to want to give you the BEST possible deal? Don't count on it! Remember who the listing agent signed the contract with? Was it you? NO! Signed with the sellers didn't they? And what do the sellers want? For YOU to pay as much as possible....maybe even TOO much! And DON'T make the assumption that their commission is "up for grabs". That's between the listing agent and the seller, and giving it to you? Would you if the shoe was on the other foot?
Who does the buyer's agent work for? YOU. Their duty is to get YOU the BEST deal possible. To help you avoid risky houses that hurt your best interests. Help you avoid homes that will be difficult to sell later....because some of those "great deals" now will cost you big time when it's time to sell!
And if a resale home isn't what you want? Well a buyer's agent is just as critical for getting that new construction home under contract! Whether a market home, or a To Be Built home, remember...the builder's rep works for whom? It's right there in their job title. They want you to pay as much as possible, add as many options as possible, be the most expensive home in the area. Which is fine if that's what YOU want too and you've got enough money to not worry about resale years down the road....or forbid that you have to move unexpectedly WAY before you planned to.
And the other benefit of working with a buyer's agent? Need a great mortgage person? Check! We've got 'em on our speed dial. Need a home inspector? Speed dial spot #2! Contractors? Spot #3! Basically when you use a buyer's agent, you're gaining access to an entire TEAM of high performers, ALL with YOUR best interest in mind.
And you know what, if there's NOTHING on the market that fits your needs, we just may have a couple of "tricks" up our sleeves that might find that home for you. Shhh....trade secret, you'll have to hire us to find out about how we do that!
