Pick Me! Pick Me! Isn't that what the prospective home seller hears when they're interviewing agents?
There are over 6000 real estate agents in the Cincinnati-Dayton area. Every potential home seller probably knows directly or indirectly several people who are agents, and maybe even a couple of relatives in the bunch!
So if you're lucky enough to be interviewed over co-worker Wally and Uncle Fred, how do you stand out from the rest of the crowd during interviews?
Do you try to find out who you're competing against to look for an edge, or do you let your presentation stand on it's own merits?
Do you lean heavily on what a heavy hitter YOU are, or emphasize WIIFM (What's In It For Me) from the seller's perspective?
Do you have a super polished Smoke & Mirrors presentation, or do you have a portfolio of success to show the seller?
Do you tell the seller what they Want to hear, or what they Need to hear?
Do you make their life easy and don't change anything, or do you tell them what MUST be changed about the house to sell?
Do you price them too high, or show them the true market picture and then let them know what they need to do?
Do you price them too low, touting how fast you'll sell them, or listen to their needs and find the right balance of return vs. time?
Do you withhold information on the home so you can drive more buyers to yourself, or do you cast a wide a Net as possible with as much information as possible to find the one right buyer for your listing?
Telling the truth won't always get you the listing, but at least you can sleep at night!
