Must Not Be From Around Here! Why You Need a Local Agent!
There's a lot of great information you learn by being part of your community. You live it, you breathe it, you know it like the back of your hand. Some of that knowledge is invaluable and just isn't available to anyone who "isn't from around here!".
Pretty much every day we travel I-71 South. There's a curve at mile marker 31 and we routinely see brake lights coming on as travelers round that bend! Why? Because if you're not from around here, you don't know the Ohio State Troopers and Warren County Sheriffs LOVE to use that spot for running radar! When we see the red and blue lights flashing and someone pulled over, we think "MUST NOT BE FROM AROUND HERE!".
The locals know there's a high probability that speeding through that stretch is going to get you a ticket, but the non-locals? Well they're pretty much out of luck and on their own....much like when you bring an out of area REALTOR® in to help you sell or buy your Warren County home.
When you get your driver's license, you can drive anywhere there are public roads. Having an Ohio real estate license is much the same way. We can LEGALLY practice residential real estate ANYWHERE in the state. However, trying to help someone buy or sell a home outside of our local communities is like driving without a map! We MIGHT eventually get to where we need to go, but there might be a few wrong turns and mistakes along the way.
There's a LOT of specific information that we need to know to successfully buy or sell a home! There's a reason we DON'T try to sell homes in urban Cincinnati, we just don't know the ins and outs of those neighborhoods. We've got full access to the MLS data, so we could probably accurately price a home. We could fully market using the Internet, and probably sell the home. However, we give those business opportunities to other agents with Cincinnati city expertise! It's best for the clients.
The reverse happens when a "city" agent comes to Warren County. Does that agent know about the school tax levy history for Little Miami Schools? Do they know about the current tussle over Lebanon School's proposed levy? Does your agent know about zoning requirements? Septic systems for the rural properties? Planned road changes? Business expansions? Do they know we have the nation's largest YMCA? Parks and features? Where to find patio homes? Golf course communities? What the community characters are? Things to do? Do they have the connections with the local area to know who to call to get the answers you need?
And we're not trying to be territorial here! We fully believe in free enterprise and competition, it's good for the consumer and us! Keeps us ALWAYS pushing to improve, to expand our knowledge of our Warren County market so that our home buyers and sellers only get the BEST we can offer!
But before you choose your REALTOR®, evaluate.
Do they know where the local hazards are? If they don't, you may be making a VERY costly mistake, and that mistake will last much longer than a speeding ticket!
