Don't Wait For An Open House

don't wait, get there earlyIf you're looking to buy a new Cincinnati home, you're probably watching for new opportunities.  Inventory is a bit low, and we're in our annual slow down period as the temperatures get colder and colder.

However, if you see a new home opportunity and decide to wait for an open house, you're gambling big time.

For instance, Mason Ohio condos are under contract in an average of 6 days, and 1/2 of those are actually under contract in 3 days or less.  MOST of those condos will never have an open house either because the listing agent doesn't hold the home open, or because the condo is under market long before the weekend rolls around.

Now if you're just a casual home buyer and in no hurry, then perhaps waiting for open houses to happen is just fine with you.

But if you're serious about buying a new home you just can't afford to limit yourself to open houses.

Perhaps you're afraid of being pressured if you call an agent to show you a home, and that's a possibility if you call the listing agent (that's the agent on the sign) to show you the home.  After all, that agent has been hired by the seller to sell THAT home, and getting that home under contract is that particular agent's primary responsibility.

On the other hand, if you hire an agent that represents ONLY you and not the seller, that's buyer's agent can accomplish a few things for you:

1.  Arrange a showing of the home without a bunch of other buyers in the home, and also without the listing agent listening for information they can use to benefit the seller

2.  Advise you whether the home is fairly priced, WAY over the market or a great deal!  The listing agent can't tell you a home is overpriced.

3.  Help you determine if there are other options that would better suit you (either other homes in the same communities or other communities that also fit your needs)


Hiring your own agent does NOT cost you extra to buy the home since the seller and the listing agent have agreed as part of the listing contract to pay the brokerage of the buyer's agent.
