Is It Time To Settle?

Sometimes things don't turn out as hoped for.  For instance, the picture above.  It's SUPPOSED to be vertical.  It's vertical on my phone.  It was vertical in the email.  But somewhere between that point and uploading it "decided" to rotate left 90 degrees.  Now I could fix it if I wanted to invest the time, but this accident actually fits with the theme of tonight's post.

This afternoon there was a Monarch butterfly in our garden.  We don't see them as often here as I'd like.  We have plenty of butterflies in our flower garden, just not Monarchs, and we've even planted a few milkweeds in the hopes of attracting them.

I wanted to get a picture of it.  When I first saw it, it was still on the top of a coneflower.  But you can guess what happened next.  As I approached, off it flew!  It stayed in the general vicinity, but it way too quick and not lighting anywhere I could hope to get a snap with my phone's camera.  And after a bit, it was gone.

But just a few feet away on another coneflower was a smaller butterfly, beautiful in its own right.  And  it stayed still as I snapped picture after picture.  And while it didn't lead to my dream shot, it still lead to some pictures I can enjoy!

Now I'm sure you're expecting a real estate twist, so here goes!

Our market right now is drastically short of affordable homes (for my intent, $250,000 and less in price and in good condition).  If a new home for sale comes on the market in decent condition and affordably priced, you just can't wait to go see it and you certainly can't wait to decide whether to proceed or not.  Multiple offers are common and they're happening on Day 1.

For buyers, that can lead to a stressful situation.  A house you didn't even know about this morning is now on the market.  Somehow you and your agent MUST get there today.  And you MUST make a decision by the time you're ready to walk out the door, or you just might miss your shot.  You've got to decide just how much you're willing to offer, despite the fact that similar homes HAVE NOT been commanding this type of asking price in recent months.  Yet the last few homes you saw that SHOULD NOT be going under contract at their asking price, are. 

After missing out on a home or two in multiple offers, you have to decide, is it time to settle?  Do you settle for the sake of just getting ANY home?  Do you give up one of your key "must haves" just to make sure you can find a new home at all?

Perhaps a home you "settle" on, might just be like the butterfly picture above.  It wasn't what I started off wanting, but I'm still pretty happy.
