Let's face it, some homes are a bit of a trainwreck. Sometimes it's apparent from the moment we walk in the door, other times things LOOK great on the surface, but when you start to look closer you find the problems. Wiring not done properly, some termite dust in the basement, some insulation missing in the attic, all things that would never have been obvious during a normal home showing. It's exactly why we ALWAYS recommend hiring a professional home inspector.
While as a real estate agent I may go in a lot of houses and have picked up a lot of knowledge about good and bad as both a homeowner myself, from attending home inspections and asking the inspector questions, but the bottom line is I'm never going to be the equivalent of a home inspector. Like most people, I don't know what I don't know.
And of course we've got a home inspector we love working with, although it's ALWAYS the buyer's choice as to who to hire (or if at all). Mark is thorough, level headed and has a knack for explaining to our buyers whether an issue is something serious that needs fixed ASAP, or something that is more long term (or even never). He's helped our buyers make the right decision as to whether or not to proceed with a purchase.
But sometimes Mark isn't going to find much wrong with a home, but it's not for lack of trying. He's checked everything within scope of the inspection and there's nothing significant to report. That's a good thing. Fact is, it's a VERY, VERY good thing. It's not common to have essentially a clean report, but some homes have been immaculately maintained by their owners. And even before that, the builder brought their "A" game, with each of the subcontractors doing things exactly the right way.
So while you might not like paying for a home inspector to tell you there's nothing wrong with the home, NOT paying for a home inspector isn't a gamble we'd recommend.
