From the outside it might not look like much. A bit plain, but functional. In a convenient location so that's good. You' wouldn't expect much from the outside appearance, but there's a treat inside. They've done something nice with this ex-Wendy's restaurant! Well, it's not a home, but Mason's Tenji restaurant. It's one of our go to restaurants for take out. A nice mix of Chinese, Japanese, Thai and a good selection of sushi and it's convenient with its location just off of I-71 and across from Kings Island.
And there's some parallel with this restaurant and home buying. Buyers often say "We don't want a home that's more than 15 years old." And while many older homes don't come with much in the ways of bells and whistles and often don't look like they'll ever have a chance to be featured on an HGTV show, removing that entire segment of "older" homes from consideration might turn out to be a big mistake.
Some of the best values might be plain on the outside, but diamonds inside. We've shown enough homes over the years where the curb appeal might not be much to speak of, but once you step inside the home, it's a real WOW!!! And arbitrarily selecting a "no older than" date for consideration might take some of these fantastic homes out of the equation.
I might be a little biased on this one, but we've personally experienced this with our own home. A "simple" ranch built in 1985, it would be too old for many buyers to consider. But the reality is our home has almost nothing other than studs and foundation in common with the home we bought. A completely gutted and remodeled kitchen/family room. New windows and doors over the last few years. New roof. New HVAC. Gutted and remade baths. New siding. New patio. New porch. Flowers and shrubs galore outside. And for any buyer that says "no older than 15 or 20 years", we'd be off the table when it's our time to sell.
Our recommendation? Be careful with specifying a date or letting a less than ideal outside marketing picture of a home take it off the table. Look a bit harder and you might just find the outside appearance, either physically or date wise, is hiding a real gem inside.
