Can I Change The Builder's Plan For The Home?

build it newOne of the perks of building a new home is you can build it your way, right?

Actually it's not quite that simple.

Most buyers don't have the budget to go true custom and have a floor plan made unique to their desires.

Instead, most buyers are going to find themselves in one of three categories:

1.  Upscale, but not quite full custom.  A lot can be changed by the builder, but there are still limits.

2.  Semi-custom.  We've got 8 floor plans, five different fronts for each plan, and a list of standard ways of customizing the house and you can pick anything you want from the menu.

3.  See that plan?  That's what you're getting.  Want a change?  Nope.

The bulk of buyers in our market will find themselves in the middle category.  Builders such as Drees and Fischer have a certain number of two story and ranch floor plans available.  Match what fits with the desired lot AND make sure your plan doesn't duplicate what's next to you or across the street.

Want a finished basement?  Here are the rooms and sizes that we can do for that plan.

Want a deck?  Would you like that in 12x10 or 12x20.

Here's the menu of kitchen cabinet designs and colors you can pick from at the design center.  Same with flooring choices and a lot of other things.

Want a guest suite?  There might just be a plug in plan for that option.

But what if you want something non-standard?

That's where life can get complicated.  It'll take an architect and an estimator to decide if it can be done, and how much that special order will cost you.  Does it involve a change to the foundation?  A significant structural change?  If so, it might not be viable for a reasonable price.

Depending on the builder, they'll get that estimate BEFORE you commit to a contract.  Others want you to contract and THEN provide the estimate.  Obviously we prefer builders able to operate in the BEFORE category.
