There's a shortage of housing for sale in the Cincinnati area, at least in the most in demand areas.
The net of it is that many agents have buyers with nothing to sell them.
From that circumstance I see more and more agents and buyers posting in Facebook groups with a home need. "Anyone got a 4 bedroom 3.5 bath coming on the market in Mason for under $xxx,xxx?"
They're hoping for early news from another agent or a potential For Sale By Owner to raise their hand and get a deal done.
And indirectly what it also means is I get more calls from buyers who already have an agent. Their agent IS looking for homes for them, but the buyers are looking too, and depending on the community that can lead to my virtual doorstep.
For instance, searching for patio homes and condos in Landen Lake? You'll probably find me with your Internet search.
And because you find our information on the community you might think we're the "official" agent for the community. Tidbit: there's no such thing as an official community agent in our market. The closest to that is a builder's rep for new construction, but even then it's advisable to have your own agent.
So once we find out you have an agent, we're fairly limited in what we can (or should) do for you.
I'm not going to do anything to interfere with your existing agent relationship. Something to consider, every agent is a business and not a non-profit, so when you have your own agent to help you with the purchase and you call me, that means you're expecting me to provide you all the benefit of hiring me, but with none of the benefit of ever receiving a chance at a paycheck. Doesn't make much sense for me to continue does it?
So any information we provide after we know you have an agent is more out of professional courtesy to the public. And the other factor we have to consider is liability. I hate that has to play into helping the public, but the last thing any agent needs is a home buyer or seller reporting "But that agent told me __________" (even if that was NOT what we stated or meant).
Chances are the homes you see for sale on our site are NOT our personal listings, but a shared service called IDX so you can have a one stop shop to see homes for sale in Cincinnati MLS.
And even if we happen to know of a home coming on the market soon, unless the seller has given us specific direction to NOT make it known to the general public, it's probably in the seller's best interest to NOT do a presale with you, but open the home's sale up to the general public and a chance at multiple offers.
Bottom line, if you already have an agent helping you, that agent is who you need to be reaching out to and not other agents.
