What To Expect For Tenant Occupied Showings

Open for business?Having a home for sale that is tenant occupied CAN be a bit different than a seller occupied home.

Between the two, obviously the seller is USUALLY much more motivated to get the sale done.

As such, the seller is most likely more flexible on scheduling showings, although some can be a bit restrictive.

Tenants per their lease agreement often require more notice, perhaps the day prior or even more, so a drive by request is less likely to be accommodated. 

A seller will usually be out of the house for showings.

A tenant may be less motivated to be out of the house.

A seller will USUALLY keep the home in show ready condition.

A tenant may or may not be too concerned with the appearance of the home.  Some keep it spotless, others take the "whatever" approach.  A bedroom may just be a massive pile of stuff. 

The seller may have some flexibility on when they can move out. 

The tenant has a lease with dates that must be honored.

Regardless of whether tenant or seller occupied, the key is to maintain focus on the home.  Whether it's seller or tenant stuff cluttering the home, it all goes away when the home becomes yours.

So while getting the showing might be more inconvenient, or the condition of the home might be less than ideal, keeping the focus on the home might be the key to finding the right home.

While other buyers might get distracted, you can figure out does the floorplan work for you? 

And perhaps there's even a better buying opportunity for you because some buyers forgot the basics!
