Warren County Ohio Real Estate News and Observations

Pros And Cons. Which Condo Is Right For You?

Which condo is the right one for you?You want to buy a Cincinnati condo.

There are a good number of them that fit your general criteria:  price, 2 bedrooms, 2 car garage, and the right location.

How do you decide which one to buy?

It's time to weigh the pros and cons to help determine the condo that best fits your needs and plans.

For me as your agent, one of the key things I compare is the resale ability.  While you may not plan to move for a LONG time, life changes and you may suddenly find yourself wanting to sell unexpectedly.  Wouldn't it be good if you owned a condo that would be in HIGH demand?

So let's look at the things that can influence a condo's desirability.

What are the neighborhood amenities?

Is the HOA association financially sound?

Are the condos updated or out of style?

Is the condo's floor plan appealing?

What's the style of the condo?  Apartment-like?  Attached ranch?  Townhome?

What's the view?  Maybe a lake or some woods?

You get the idea, let's compare.  Find what appeals to you AND leaves you options if you ever need them.

Can A Builder Fire A Buyer?
Can a builder fire a buyer? After all, isn't the saying "The customer is always right!! "?? So if the customer wants something shouldn't the builder work to take care of the buyer's desires? Or can a builder decide the buyer just isn't… more
Throw Out The Stats If You Want That Home!
Some pockets of our market are a bit irrational right now. Under normal circumstances you can look at recent sales, figure out trends and determine a value that a home shouldn't sell above. Exceed that dollar amount at your own risk. But what… more
Second Chances Are Rare
While our local real estate market may be in the winter slowdown, there are still new homes coming on the market and there IS interest when they do. With an overall shortage of offerings, the homes remaining for sale weeks later usually have an… more
Pocket Change
It's just pocket change. Leftovers from an iced tea purchase or a quick snack. Tossed into the car's center console or dropped in a coat pocket. It doesn't seem like much individually. But move it to our change jar and after a year that jar gets… more
Homes For Sale & Internet Lies
It happens regularly. A buyer is looking online for Cincinnati homes for sale. They find a home listed as a foreclosure. The home has a ridulously low price when compared to normal neighborhood values. The buyer gets excited about getting the steal… more
Don't Wait For An Open House
If you're looking to buy a new Cincinnati home, you're probably watching for new opportunities. Inventory is a bit low, and we're in our annual slow down period as the temperatures get colder and colder. However, if you see a new home opportunity… more
Buying A Home In The Dark
The condo went live in MLS at 4 p. m. By 5 p. m. my autosearch had alerted me that I had what looked to be a perfect match for one of my buyers. By 6 p. m. I'd chatted with my buyer and arranged to meet him at 7 to be one of the first (if not THE… more
Snoozing and Losing
Buying a home can be a challenge to those not prepared to act. It's a brutal truth, but those prepared to act and who then DO act are most likely to get what they want. It's truly a you snooze, you lose business. We get it, buying a new home is a… more
Does The Builder Have The Edge, Or Do You?
Real estate markets come in three main varieties: 1. A buyer's market (too many houses for sale relative to the number of buyers). Sellers have to be price competitive and prepared to be on the market for an extended time. 2. A seller's market.. more
