Pick ONE Real Estate Agent To Help You

keys to the castleYou're ready to buy a Cincinnati home and you've got choices.

 

You can go totally solo and work without an agent.

We wouldn't recommend that because ultimately you're going headfirst against two things:

1.  You don't know what you don't know, so you may have some gaps in your expertise when it comes to buying a home.

2.  If you're going up against a seller with an experienced listing agent, you're trying to out negotiate someone that does this WAY more often than you do.

3.  And if you're operating under the premise that the agent/seller will give you the buyer's agent commission for not having an agent, the deck is even more stacked against you because that's most likely NOT going to happen and there's one thing for sure the seller's agent CAN'T do and that's tell you how much the home is overpriced.

 

You can start calling multiple agents and have each of them show you homes.  You tell all of them what you want and figure the more agents looking for you, the more likely you'll get what you want.

The truth?  The OPPOSITE will probably happen.  For the most part, agents are finding the homes they show you in the local MLS.  We ALL share access to the same system, so if we each put in the same criteria you gave us, we're going to come back with the SAME list of homes. 

Now let's take it another step.  If I hear a buyer say they've just looked at some homes I know:

a.  It WASN'T with me.

b.  There's another agent involved

c.  You have no loyalty to that agent

d.  That means you'll have no loyalty to me either.

So what's the likely conclusion for an agent?  Unless they're desperate for work, they're going to pass on working with you.  It's just not worth the gamble to be part of an agent posse and HOPE you just happen to be the lucky agent that gets the deal done.

 

Your best choice?  Find ONE agent to help you.

If you've got a specialty housing need (e.g. low maintenance living, horse properties, lake properties, etc.), do a web search and there's a good chance some experts will come out of the search.

Secondly, if you don't need a special kind of housing, check with friends, family, co-workers, etc.  Just about everyone knows and agent or 10, so let their past experience be a screen for your selection.

Do some online checking of the candidates.  Check their website, online reviews, etc.

Narrow it down and meet with your prime candidate.

If you click, hire 'em.  If you don't click, interview another.

But whatever you do, our recommendation is to pick ONE agent.

Your home search will be MUCH more efficient and more likely to result in success.
