Home Sellers, Are You Sending Unintended Messages?

keep it a secret?Your home is on the market and buyers are listening to what you and your home says.

You might not realize it, but you ARE sending messages to potential buyers, and long before they ever step through your door.

Have you looked at how your home looks online?  Online is where MOST buyers are doing their home shopping, so how your home looks there is critical.

Those pictures that represent your home, well you know the saying about a picture is worth 1000 words? 

Those pictures do say a lot.

  • Is your home cluttered? 
  • In excellent condition or beat up?
  • Not represented at all with zero pictures of the inside?

Those pictures may be telling secrets to strangers too. 

Do you have your kids' names up on the walls? 

Is that a dog dish? 

Cat dish? 

Now if you pass all those tests and they want to schedule an appointment, there's another opportunity for you to send a message. 

Is your home difficult or easy to see?  You send a message when you make a home overly complicated to tour.

Now they're finally in your home you can send more messages.

Is your garage full of stuff?  You just told the buyers your home is too small and lacks adequate storage.

Your home priced at the top of the market but not top of market condition?  That's not a message you want to send.

Your home looks like Joe Do It Yourselfer was there?  The buyer's thinking WHY are there four types of wood flooring in this house? (true story).

As you can see, there's potential to communicate quite a bit to the buyers without ever speaking directly to them.

Controlling those messages is why it's so critical to hire a listing agent that understands how to control the messages being sent to buyers. 

Pictures that tell the right story.

Pictures that protect your privacy.

Direction on how to best present your home.

All that and more, so the message being sent is "Come buy my home!".
