Should I Pay Attention To Showing Feedback?

Priced right, marketed right, potential buyers will be walking in your door with their agent.

After the showing, we send out a request for showing feedback.

Roughly 1/3 to 1/2 of the agents will respond to the request.

And that feedback can run to extremes.

Some buyers will love your home, some won't, and other times the feedback will leave you scratching your head about whether they're even talking about YOUR house...and if they've just finished a 10 house tour, they may NOT be talking about your house.  It happens!


There's a some things to understand about showing feedback.

1.  The buyer's agent is under NO obligation to provide showing feedback at all.

2.  Chasing down the agent and trying to extract feedback won't make an offer materialize.  Either the buyers are interested, or they're not.

3.  The feedback is often going to be rather vague (mine is when I'm provide it).  The job of the agent is to protect THEIR client, and you was the seller aren't that client.

4.  Feedback may actually be setting the stage to negotiate your price DOWN.  An objection or two may be entered (your closets are too small, etc.) to justify WHY they won't give you full price.

5.  Any commentary about your pricing is probably close to worthless.  Hard to justify negotiating down if you're "priced right", right?  So expect to hear "overpriced" even when our market analysis showed you're spot on to what the market will bear.

Honestly, the only thing I really want to know from a showing feedback is "Yes, there's an offer coming" or "No, not interested".
