There are some things about being a real estate agent that amuse me.
One of those things?
The elaborate dance of trying to bring a seller and buyer together on the terms to sell a home.
Buyer writes offer.
Obviously buyer loves home enough to want to buy it or buyer wouldn't write the offer.
And here's where it sometimes gets amusing to me.
The agent and/or buyer start to tell me all the things that are WRONG with the home.
Let's start the Bash-a-rama!!
The home needs updated!! (uh...sorry, the home is only 9 years old. Don't like the seller's taste? You're welcome to change it to your satisfaction after you own it, but the price is still the price because we've thoroughly examined the market and know what's what).
Well, the floor plan is a bit unusual! (you might want to check the sales records before telling the home's first owner that they made a bad choice in their floor plan selection...and again, you wrote an offer, so obviously the floor plan doesn't bother you that much!).
The home doesn't have fancy kitchen counters! (True that. And you know what? You typically won't see fancy kitchen counters until your budget is about $50k higher.)
The home down the street sold for 10% less than you're asking! (You mean the house with 1000 square feet less of living space? 10% more price gets you 50% MORE house? Sounds like one heckuva deal we're offering doesn't it??)
And so the charade goes. I grin a bit to myself and get to work and most of what I'd love to say never leaves my head.
Because here's the thing. As the agent, it's not my house. It's not my money. And my ego got checked at the door. If you're a Star Trek fan, I'm the guy that's always been a fan of Spock and Commander Data.
So most of what you say in the bash-a-rama exercise? It isn't getting anywhere near my seller's ears. Why? Because I get to know my sellers, and learn what their hot buttons are. And while you might not mean to press those hot buttons, you're pounding them if I don't exercise some discretion.
Nope, I'm more of a Sgt. Friday, Just the Facts kind of agent. Price, dates, financing, other asks. Keep it rational, keep it cool, and let's get to where we all want to be: at the closing table.
