Hot Market & Your Home Isn't Selling?

Why not?

There's a host of reasons that COULD be contributing so let's take a look at some of the possibilities.

Let's start with the basics.

Online presence.

Since MOST buyers start their home search online, how is your home presented to the public?

Take a look online and what do you see?

How are the pictures?  Buyers are visually driven, so bad pictures can keep MANY buyers from further considering your home for a visit.

Next up, is key online data for your home correct?  You'd be surprised the number of times I'll see a home online listed as ZERO bedrooms or with 0.00 acreage (and yet it's a five acre property).  If key data is wrong, the home becomes completely invisible to EVERY buyer using a search that keys on that criteria.

And speaking of online presence, how easy is your house to find on the major sites?  And if you live in an area covered by multiple listing services, are you in ALL of the appropriate MLS?  For instance, much of our market is BETWEEN Cincinnati and Dayton. Hire a Dayton agent without Cincinnati access and your home is invisible to Cincinnati agents and their buyers.  Hire a Cincinnati agent without Dayton access and the script is flipped.  You want a listing agent that works BOTH systems for maximum exposure.


Now let's move on to another key factor.  Price.

First, how does your home TRULY compare to your competition that's for sale?  And what prices are similar homes selling for?  Unfortunately too often there's the thought that "the market is hot, let's push the limits!"  The answer may be that you pushed the price TOO FAR and buyer's have rejected your attempt to fill your bank account.


Now let's say your online presence is great AND your price is on the mark.

What else could be happening?


Let's get back to the house itself.

Is your school district in demand?

Is there something off-putting about the area immediately around your home?  A busy road?  A noise source?  A retention pond?  The neighbor's home is a wreck?

Now let's step up to your home.

How's the curb appeal?  Landscaping up to snuff?  No obvious issues with maintenance?  Take a hard look at the front door area.  Is your paint on point?  Any water damage on the frame?  Cobwebs?  Sidewalk sagging?  Things like this get the buyers off on the wrong foot.

Now step inside the house.

Maybe you thought, hot market, they'll take my home exactly as it is.

Got some repairs that need made?

Maybe your decor is a bit dated.

Maybe your carpet color is not to mainstream tastes.

Maybe you've just got so much stuff that your home feels too small, even though it's not.


So if your home isn't selling in a hot market, take a look through the your home is for sale and it's NOT sold, evaluate against the list above and you just might find the answer.  Everything there is fixable and you can get back on track to getting that sold sign in your yard.
