Buying A Home Isn't Like Buying A Pig In A Poke!
I'm going to show my age here, but when I was a little boy visiting my grandfather in Cass, West Virginia there was a small town general store called Kane's a short walk from my granddad's home. Now with a little silver change you had a goldmine of penny candy to pick from, things you don't see in the store any longer....those waxy lips and soda bottles filled with flavored liquid, things like that. And he also sold "A Pig In A Poke". It was a plain white bag filled with unknown candy, and you bought it contents sight unseen! But you knew it was going to be filled with good stuff, so you took the chance that it wasn't going to be filled with black licorice or something else you couldn't stand.
Now buying a home, that's a whole different story. We're not working with buyers who are going to buy a "pig in a poke" home, sight unseen. If they can't get inside to see it, they're NOT going to write up an offer.
So it's particularly frustrating when we take buyers to a home and the code provided to get access to the home doesn't work! A quick call to the showing center confirms we have what is supposedly the right code. Multiple calls to the listing agent and their office go unanswered. A call to the "emergency" number posted in the window still doesn't get an answer. And frankly, peering in the window isn't adequate for the buyers to make such a huge financial decision. Our buyers aren't your guinea pigs.
So listing agent, please don't make your home a "pig in a poke". We need to see the inside to make a purchasing decision. Make sure that buyers and their agents can actually gain access to the home. The code works and the key actually opens the door. It's fundamental block and tackle stuff. We list homes too, and verifying that access is NOT going to be a problem is part of our checklist.
