There's an old joke about a chicken and pig's contribution to breakfast, the chicken that provided the eggs was involved, the pig that provided the bacon was committed!
Well if you're trying to sell your home in the current market, are you going to be "involved" or "committed"? There's a HUGE difference and your likelihood of success is directly attributable to which category you choose.
An "involved" Seller has their home on the market, but beyond that it's kind of a "bleh" experience. Just testing the market. If it sells, it sells....there's always tomorrow. Getting MY price is THE most important thing. My agent needs to be cheap, and as long as I'm in MLS I'm good with that. If a showing is convenient to my schedule, I'll let it happen...but if they're serious, they'll come back when it suits me (WARNING: NO THEY WON'T!!!!). I'm not changing the way I live, because I LIVE here!! I'm not putting away my collections, not putting away the beat up recliner the cat has clawed the arm off of, not painting, not repairing....I can live this way....so can the NEW owner. And by the way, why haven't you SOLD my home yet? Let's try another agent...yeah...that's the ticket.
A "committed" Seller? Well that's an ENTIRELY different ballgame. I'll start preparing to be on the market MONTHS (or years) ago! I'll update the home, fresh paint, replaced the carpet rather than giving an allowance. I'll interview agents to get the best I can find at marketing, and commission is an afterthought. For me, it's about results and value. I'll price to be competitive on the market (I don't have to be the cheapest, but not the highest either!). I may get tired of getting out of the way for showings, but I'll do it. Pack up the cat, the dog, and the 2.3 kids in the Custom Cruiser and head to the park for a bit. I'll rearrange the furniture to create a more open feel, pack up my precious collections, create that environment that allows the buyers to see themselves in the home! I'll communicate with my REALTOR® and adjust strategy as needed. And after some time, I WILL get an offer and I WILL go to closing and I WILL move on with my life!
