Mutual Assured Destruction (MAD) Negotiating
We'll show our age a bit, but during the Cold War when we had enough nukes to blow the world up 3000 times over and the Soviets had the same, the thought was only an idiot would start a nuclear war because both sides would be wiped out.....thus M.A.D., Mutual Assured Destruction. Truly Madness, right?
Well unfortunately sometimes when negotiating the transfer of a home, you'd swear the M.A.D. concept was back in all its glory! A game of brinksmanship is played to the point of ludicrousness. Buyers start asking for items just to show they're boss....things any rational person would know not to expect! You walk into a 100 year old home, do you REALLY think the seller is going to rewire the entire home to modern electrical code? Go ahead, stand over in the corner and hold your breath....we'll wait! Clean up in Aisle 7!
And sellers will dig in their heels because they're tired of feeling pushed around and today's buyers want things differently than the way THEY handled things when they bought! They've already dropped tens of thousands of dollars off their price (and DON'T think that telling them that the money wasn't REAL is going to make it any better!). Now that blankety blank blanker wants my zero turn lawn mower too??? For FREE?? Ethel, where's my 12 gauge??! I got your duck and cover right here buddy!!
But here's the thing, and there's always a "thing" isn't there? You BOTH want the same thing don't you? You want to transfer ownership of your home, they want the home too. At this point, we're REALLY just trying to find common ground aren't we? Maybe knock down that big wall dividing us and find some mutual understanding? Does their best price overlap with your lowest acceptable price? And will the dates for closing and occupancy work? Will the home condition be acceptable?
If both sides can remain calm, cool, collected....keep their mitts off that big red button that fires the ICBMs at the other side, we just might ALL be able to achieve our goals. But lose your cool and press that button? Push the limit until emotion overrules logic? Mr. Buyer, your dream house slams the door shut. Mr. Seller, how long do you think we'll have to wait for that next buyer to come along?? So Mr. Buyer and Mr. Seller, back away from that button and think carefully. Is THIS thing you're asking for REALLY a deal breaker? Or do you just need a little cooling off time?
