We Don't Have To Wait For Spring To Get Started!
First off, I think that furry rodent in Pennsylvania is off the mark about six more weeks of winter? How can we have six more weeks of something we haven't had AT ALL yet? I mean this weather hardly counts as winter, less than 2 inches of snow total and pushing 60 degrees for the high today??? But enough digression....
This spring-like weather reminds us that the usual spring blitz of homes coming on the market is coming....or maybe it's already started! We listed a Lebanon home this week and we're listing a Mason condo tonight. And buyers seem to be out in unusually high numbers for the time of year! And it's not just our perception, but the facts support it too! For instance, the last two years Mason condo sales were a total of 6 and 5 for the January months, and so far 14 were reported for 2012! That's the kind of news we love to hear and home sellers should too!
For us as listing agents, this is the time of year where we do a little freshening up of our listings. We review the county tax records and update the MLS information to show the latest tax rates. And since our area tends to be slower for days on market, we just might also find out that some of our sellers have made some changes....new flooring, a new roof, items that might give us an extra edge in marketing over the competition. Freshening up the listing to get more buyer clicks and visits is what we're after, because with those come the opportunity to get those contract offers.
