When Selling Your Home You Don't Want To Be Like The Deer In The Woods!!
Love 'em or hate 'em, you've got to hand it to the deer. Besides being Maaco's best source of business in our area and eating our flowers and gardens, their blenders work perfectly. Put them in a few trees and suddenly they get REALLY tough to spot. There IS one in this picture!
And normally you want your home to be like a deer, blending in with the texture of your neighborhood, not like some little pink house that everyone for miles knows about! ... unless you REALLY want to be noticed, but consult your HOA first :)
But when it's time to sell your home, you don't want to be the deer in the woods! You want to be the peacock, you want ALL the buyers looking at you! You probably still don't want to be the little pink house (there's a pretty limited number of buyers for those!). But you do want your listing agent to be able to trumpet what makes your home the best choice.
You want more than a couple of outside shots and a few inside photos that make the buyer say...Meh....next home please! You want descriptions that say more the "Nice 3 BR, 2.5 bath ranch in nice neighborhood! Make offer!!!" The buyers set the "3 BR, minimum 2 bath, one story" criteria when they did their search set up. Tell them something new! What sets your home apart...and sorry, the 4 x 4 tile entry isn't going to be enough to catch the buyer's eye! Your agent needs to get the compelling info out, your upgrades, your special draw points that hook the buyer, that start of the emotional bond that leads to that purchase offer.
And speaking of the woods, are you operating as a little sapling in the forest of homes available for sale, maybe just in the MLS and nowhere else? Or is your home a giant Redwood in the forest? Website after website where your home can be found by the buyers?
Selecting the right listing agent is critical to making you stand out, to not be that deer blending in the forest. The buyers don't care about the name or color of the sign in your yard, ONLY about how well your home is presented and if it's where THEY are looking to find you!
