Paying For Expertise Versus Trying To Do It Yourself
I'm an independent sort of individual. If I can do something on my own, well it's my nature to do so, especially if it means keeping some money in my pocket.
But as I've gotten older, I've come more and more to recognize the value in hiring expertise, to get that product or service exactly the way I want.
For instance, this week we visited Gettysburg Battlefield. I COULD have grabbed one of the self-guided auto tour pamphlets and been on my merry way, $28 more in my wallet. But doing so would have sacrificed the quality of the experience. Having a dedicated tour guide spend two hours explaining to us how the battle unfolded, where the troops were positioned, how far the weapons could fire, lots of details we would not have otherwise understood or known, THAT is what made the total experience SO much better.
Selling your Warren County home can be the same way. You can acquire a roadmap fairly easily. There are many sources more than happy to tell you how to cut REALTORS® out of the process and "save" your money.
However, there's a couple of major risks with giving yourself "tour guide" responsibilities for selling your own home.
First of all is ensuring you price properly. Despite all hype to the contrary, Zillow and a host of other consumer sites really don't get the job done for you. NO ONE that has never stepped in your home can TRULY give you an accurate value of your home's worth. Furthermore, take a look at Zillow's estimate disclaimers for instance. Can you really afford to be 10 to 20% off in pricing? Think about it, at 10% error, if your home is worth $300,000, you might put it on the market at $270,000. You just gave away $30,000. On the other hand, go up to $330,000 and you may find no one looking at your home at all!
Secondly, do you have the key expertise needed to cover all the details? Can you provide the proper Ohio legal documents? Cover the marketing, take the photos, get your home KNOWN to the public? My tour guide told us things we'd have never known otherwise, because he does the tours EVERY day! Your REALTOR® sells homes EVERY day too. Pick the right one and they WILL know how to best handle your personal needs. Whether it's speed to sale, or maximizing dollars in your pocket, they'll know how to tailor their actions to best fit your requirements.
