Sometimes The Early Bird Is Too Early

bird meets wormWe all know the saying about the early bird. 

The reward is to the aggressive, the ones getting out early and getting it done.

But where is the line between aggressive and rude drawn?

Our local MLS is rather restrictive in what agents can enter.  We can upload photos, add remarks to the photos, but not much else.  We can't change the status, rooms sizes, features or anything specific.  We're reliant upon our office admins to take care of most of the MLS entry work.

So when a status changes from Active to Pending, it's not immediate, especially if the change occurs on a weekend.  And even worse, if a seller is delaying making a decision about extending an expiring listing, the home may show up as Expired even though the actual status may be different.

Recently we had one of those situations.  Sometimes you do everything you can as an agent, but a standard listing period might not be as long as you need.  Tenants making the home less than desireable during showings, a floor plan that most buyers don't like, an offer that's too low, these things add up and the calendar rolls on.  And the nature of the business is sometimes a seller assumes a different agent might be the solution.

We recently had one of those situations, but managed to put together a deal at the 11th hour.  Too late in the day for us to avoid the MLS "Expired" status at midnight, but we had the accepted contract and the listing extension to cover the deal documented.

We know there are companies that somehow scavenge the phone numbers for owners of Expired listings, despite the fact that our MLS doesn't attach that information to the listing information.

So guess what happened to the seller the next morning?  The early birds.  Six agents had already contacted him by 8:15.  By 10 a.m. that number was up to 14.  And this in an area that's not exactly high density for agents.

Meanwhile, the seller just wanted it to stop, and quickly.  He was less than thrilled at agents calling him so early.

It's a gamble on the part of the agents calling so early.  They don't know if the seller is an early riser.  They don't know if he's had his first cup of coffee.  They don't know if there's another agent already lined up to take over the listing.  They've got to find a way to separate from the flock of other agents after that expired listing and get that appointment.

And sometimes, all that happens is the agent irritates the seller and get added to "no way would I ever hire that agent" list.  There's a fine line between aggressive and rude.
