The Real Estate Market Doesn't Keep Secrets

The market doesn't keep secretsWe might like to think the real estate market keeps secrets, but it doesn't.  The real estate market speaks, sometimes in quiet whispers, other times in loud shouts.  The challenge is to listen as the market speaks and adjust our plans accordingly.

When the market speaks, it doesn't always tell us what we want to hear.  We've lived through swings of the market and it's critical that we understand the market environment, and those environments can change significantly as we cross school district and city lines.  A hot market may be blocks away from a lukewarm market, and even within the same market there can be big differences.  For instance there may be an abundance of single family homes for sale at the same time there's a severe shortage of condos for sale.

And the market can change it's message.  What we expect to happen at the beginning of selling a home can shift.  That offer that seemed low at the beginning might be the offer we'd wish for a few months later as the market says "your home is now only worth X".

And the same happens with buyers.  The idea of getting a bargain transitions to "why are all the homes we want going into multiple offers?".  Buyers that listen understand to come strong with their offers and act quickly to have a chance of calling a new place home.

As your agents, we have to listen closely to the market and at times tell you what you don't want to hear.  It's not fun, but it's necessary.
