That also means any Hamilton Township homes in other zip codes are NOT covered in this report. The majority of 45039 is covered by Little Miami Schools, although portions are in Kings Local. Obviously zip code 45039 is NOT uniform so we're not always comparing apples to apples in this report. The 45039 zip code offers a diversity of living choices, with a focus on affordable housing. Much of the zip code is easily reached by taking the SR48, Western Row or Kings Mills exits off of I71. Depending on traffic you can be in the heart of Maineville within 5-10 minutes from the SR48 exit. Along the way you'll pass a Lowe's, Target, Kohls, Kroger, Petsmart and a collection of strip malls with a selection of dining choices.
With regards to housing choices, there are numerous developments, with the majority focused at the $200k price point with many starter type homes available well below that. If your preference is more space, the area also offers that option with either luxury home communities or more rural opportunities. Additionally, one of the area's few 55+ communities makes its home here.

So what can we determine from the latest statistics?
- First off, I think we can safely say we're past the annual peak for sales. Pretty significant drop from June to July for total sales, and even low when compared to recent Julys. That doesn't mean all is grim!
- Speaking of grim, it might look like prices absolutely got hammered from June to July, but this is a case where the numbers "lie". June had a sale over $1 million, and that gave a nice artificial bump up to average prices. This month, only one home sold below 100k and only one home sold above 300k. A nice tight range in prices and if you look at the median price instead of average, you'll see that number didn't move much, so prices overall are actually stable.
- New construction is a high portion of the homes on the market, accounting for 39 of the 123 not under contract.
- Distressed (foreclosures and short sales) were minimal, accounting for 0 of the 36 sales, and 3 of the 123 homes for sale.
So what does this mean to you as a Maineville/Hamilton Township single family home owner?We're on the downhill side of the peak, but still in a busy time. The 55 homes under contract tells you buyers are still out there and buying. Key is to price competitively to the new construction offerings. Less competition means better sales times and often a better price.
We don't see a lot of truly negative once you understand the context of this month's numbers. If it makes sense for your needs, it is still not too late to get your home on the market and sell!
