Phone Call, Email or Text?

Communication is a key part of our job as real estate agents, and knowing when to use each method is also key.

I'll admit that I was not a big fan of texting, especially with my phone a few years ago.  It was just awkward!  Over time, I adapted and integrated texting into a regular part of my work.

There are definitely times I prefer email.  Email provides a clear documentation trail.  It can be good for laying out a detailed storyline and allows for multiple reviews by the recipient.  Email puts the words in front of you It's not intrusive on the recipient.  Not as dependent on what someone is doing AT THAT VERY MOMENT. 

But email has its drawbacks too.  Email gremlins that interrupt the flow back and forth.  The lack of tone that can lead to misunderstandings.  It's only one way at a time, no quick conversation that can sense when one side or the other isn't quite where the other person thinks they are.

Phone calls are more intrusive, but allow for more detailed interchanges of ideas in real time.  Engage speakerphone and the conversation can open up to several people at once, making sure everyone is on the same page (or not!).  On the other hand, phone calls can lead to foot in mouth verbal blunders.  With less time to think, there's more chance for emotion to kick in and have the conversation go sideways.  And without a follow up email to document the conclusion of the call, we're reliant on the memories of both sides and THAT can lead to trouble later.

Texts?  For some of my clients that's their primary means of communication.  Quick texts, or multiple parters,  I know I'm unlikely to have a voice conversation unless we're meeting in person, and email?  It may be days before that gets looked at!  And sometimes it's not even verbal but a quick picture of something they're looking at.  And a quick forward of that picture with a quick text explanation may clear up a situation in a hurry.

And once in a while I know with a client the communication they want from me is silence.  They'll tap me when they're ready to talk/email/text, and until then the best thing I can do is respect their privacy and wait until they're ready!
