Most Expensive Home Sold:  $523,000

So what are the key takeaways from this month's numbers? 

  • If we compare to past Octobers, you'll see 2018 is down relative to the last 2 years, but fairly even with the previous years.  That's been true for the most part since June of this year. 
  • The time to sell decreased on average to under 7 weeks, but the median time increased from 2 weeks to over 3 weeks. 
  • Average prices were almost identical from September to October.  7 homes sold for more than $300,000 and of those 7 only 1 was over $500,000.   
  • The number of homes under contract actually increased, which is unusual for this time of year. 
  • New construction sales accounted for 3 of the 31 sales and 16 of the 90 for sale.
  • Distressed properties is still a very small portion of the Lebanon market.  One of the 31 sold homes was a foreclosure, and of the 90 homes on market none are bank owned and none are a short sale.

So what does this mean to you as a Lebanon single family home owner? 

No major shifts in advice, although this IS the slower time of the year for selling homes.  If a buyer MUST buy, the relatively low inventory works to your advantage.  That doesn't mean a home that is in poor condition or not priced right will still sell.

So what does this mean to you as a potential Lebanon home buyer? 

No change here either.   Watch for new homes for sale that fit your needs, but you STILL need to ACT quickly despite the longer time on market for most sellers.

The selection of foreclosed/short sale homes is minimal to nonexistent, so don't count on finding one to buy, much less one in good condition.
