There Is No ONE Real Estate Market

what's the market like?"How's the market?"

That's probably one of the most asked questions in real estate.

And often it gets answered very briefly.

"Great!"

"A bit slow."

"We're in the peak selling season right now!".

And in a big picture view, those statements might be sufficient.

But more often than not, what the person asking is REALLY asking is for something more specific to them.

If they're a buyer, how challenging is the market for the type of home and price point they can afford?

For a seller, can I get a great price for my home?  Can I sell quickly?

And the answer for each individual can be VERY different than it is for the overall market.

If you want to buy an affordable Mason condo, you have to move fast.   REALLY fast.  Rarely does a good condo go double digits in days prior to contract.

But the seller of a Mason townhome in Beacon Hill development finds competing with new construction luxury townhomes also for sale means longer to sell and perhaps a discount needed to get that SOLD sign out front.

A buyer with a $600,000 budget and want to buy a new construction Mason single family home will find plenty of availability. 

A patio home buyer wanting a Mason area patio home priced under $200,000 will find choices VERY limited, and sometimes ZERO.

Now spread this out to multiple subdivisions, housing types, towns, cities and more and the variety is enormous.  Each outlook needs to be custom tailored for the person asking.

What's in the newspaper about how great or how bad the market is may be totally irrelevant.

What you hear from a friend at work?  They're not going to have the specific information you need either.

To find the best answer, you need someone that does it day in and day out.  Talk to an experienced real estate agent to get the scoop.
