Some Warren County Home Sellers Are Taking A Holiday!
As you'd expect for Warren County REALTORS®, we keep a close eye on the trends for our area. Among other tasks is checking the MLS data the 1st day of each month to act as a baseline for sales activity. How many homes on the market, how many pending, how many sold, average selling price and days on market. And we share that information with our monthly newsletter subscribers.
There are a total of 13 zip codes in Warren County we track. Six of those zip codes are significantly more populous than the remaining seven, with the Mason 45040 easily leading the pack for most activity. And what did the January 1st data show? That in 12 of 13 zip codes, the number of homes available on the market declined, with only Lebanon's 45036 zip code showing a slight increase in homes on the market. Mason dropped from 346 to 292, so basically 1 out of 6 home owners have pulled their home off the market for the holiday season.
Now the Warren County Market area isn't like some areas of the country where the winter is our busy time! No beaches and no ski resorts to drive sales. For the most part, our peak season is from school ending to school starting up again as families scurry to get settled in before a new school year starts. However, that doesn't mean significant quantities of homes aren't sold the rest of the year! For example, if you review the past two years of Mason single family home sales, you will see that January and December aren't our top months, but homes DO still sell.
While inconvenient to remain "show ready" during the holidays, being off the market is a sure way to ensure you don't sell. You miss the relocating professionals, and do you realize how many buyers get motivated at the beginning of the year to FINALLY go buy a home?? Our recommendation is NOT to take your home off the market if you want to sell. With long days on market typical for our area, there's no stigma with not having sold quickly.
Furthermore, if you live in a community with high demand, coming on the market during the winter months may be the ticket to a quicker sale as you'll have less competition that is in buyer demand. Once you've got your Sold contract in hand, you're negotiating position as a buyer gets stronger too!
