Lebanon's Lakeside Landing 2011 Year End Market Report

Welcome to the year end report for Lebanon's Lakeside Landing! With a convenient location just off the State Route 48/Cook Rd intersection, Lakeside Landing offers convenient access to I-71 or into Lebanon. Countryside YMCA is just minutes away also!
As you might guess based on the name, Lakeside Landing is built around a man-made lake, so some homes have waterfront lots. Another plus is sidewalks and the community has only one new construction home to offer. Lakeside Landing is comprised of approximately 190 ranch and two story homes with basements very common.
So how did Lakeside Landing homes perform in 2011?
Reference the chart below for all recorded sales listed from most recent to oldest in 2011. Note: Square footage is per county records and may not be accurate.

The prices bold and underlined in the table signify homes that were Lender or Government owned, or underwent a short sale. With distressed properties making up 6 of the 10 sales for 2011, the community has obviously offered some significant bargains and has even attracted the attention of investors flipping the foreclosed homes.
Despite the influence of the distressed properties, we don't feel they should dissuade Lakeside Landing homeowners from attempting to sell their homes if they have need to do so. The key to success (as always) is proper condition and pricing coupled with strong marketing. There are currently four Lakeside Landing homes offered for sale in Cincinnati MLS and we'd expect more to come on the market as the spring season approaches.
