By the Golden Rule, we don't mean the version that says "He who has the gold makes the rules"!  We're more about the do unto others version, but sometimes we feel like this is forgotten in the day to day of real estate.

Now that's not to say we don't expect negotiations to be pushing for every dollar and ethical advantage we can gain for our clients.  If the other side tips their hand by something their agent says, by something they leave out on the kitchen counter during a showing or by a Facebook post that never should have seen the light of day, well that's fair game.

But we do expect a certain amount of mutual respect and consideration too.  We're all in a cooperative AND adversarial relationship at the same time, and sometimes the line gets crossed into rudeness.

Behavior that we'd go nuts about if it happened to our clients shouldn't be something we'd advocate for someone else's clients.  It's part of the reason a "low ball" offer doesn't bother us when presenting to our sellers.  We've written them for our buyers (and we'll do it again most likely).  Those offers are all just starting points.

But other times.....well it's obvious the Golden Rule has been forgotten. 

This weekend we had a short notice showing scheduled on one of our listings.  We get the short notice bit, it happens, and our sellers know it will happen too.  They scrambled and got the home ready for a showing and cleared out with the pet brigade.  And then the agent and buyers didn't show (and it was obvious they hadn't shown).  And they didn't call to cancel either.  Why?  Because buyers found a home they wanted before reaching our listing.  We get that, we've had buyers say STOP at house #2 in a 10 house string of showings, but we did take a few minutes to at least attempt to reach #3 through 10 via the showing desk or the listing agents to let them know we weren't coming.  So not calling in this case just doesn't sit well with us or our sellers.

Another listing someone got stuck in the mud after the recent snow melt and heavy rains.  But we know it wasn't just some random buyer checking the house out, but an agent involved because the owner's welcome mats and a few other things were taken out of the garage to help get the car unstuck.  And everything was left right out in the yard and nothing was said to us about it by the buyer's agent.  The seller would have felt much better about it if the agent had at least put things back and communicated to us what happened.  Instead, silence.  To the seller, that says a lot about the character of the other side and impacts their willingness to negotiate. 

So what we do expect in this business?  Some Golden Rule courtesy please.  Do unto our clients as you would have done unto yours.
