Can You Sell A Home TOO Quickly??

Time or money?  Why not both??Can You Sell A Home TOO Quickly??

A home went on the market late yesterday.  It looked like a good match for a buyer of ours so we attempted to schedule a showing this morning. 

Request denied:  "Home has an accepted contract and no showings allowed".

Now that leaves us with two possible scenarios:

1)  A buyer and their agent were in their car and drove by just as the sign was posted, immediately scheduled a showing, wrote a VERY solid offer and collected signatures before midnight last night

OR

2)  Negotiations were in place before the home even went in MLS (which explains the pictures being present but ZERO marketing remarks.

Now I don't visit the casinos, but if I were a gambling man I'd place a big stack of bills on the second option.

And not that there's necessarily anything wrong with option 2....but how as a home seller do you know that you actually got the dollars your home COULD have brought with just a LITTLE more time on the market?

Sure, if your ONLY concern is selling your home FAST, then having your listing agent get it sold to one of his own buyers or one of the agents out of his own office does get the job done.

BUT, my opinion, even a few days on the market gives the chance for a legion of potential buyers to at least have the opportunity to drive up the price of your home.  If you don't like the idea of having multiple offers on your home, that's okay, your home, your choice.   

But we believe you can have the best of both worlds, a short time to sell AND the best price, you just need to let the market talk to you for 2-3 days before locking your doors to potential buyers.
