When inventory is low or you have a very particular set of needs for your next home, it may make sense to lock down your next place to live before selling your current home.
Of course there are a few factors to consider:
- Financing is of course critical. If you don't have the financial capability to carry two mortgage payments, it's a moot point to think about buying your next home. You've got to sell to buy, so you either a) arrange for temporary housing if there are no good matches when your home sells b) scramble to find a home that matches when your own home is under contract c) hope to find a seller willing to take a contingent offer on the sale of your own home
- Your tolerance for financial risk. What happens if your home doesn't sell quickly? How many months can you handle owning two homes and all that comes with it? Utility bills, lawn care, insurance, the need to keep an eye on two homes, etc.
- Your tolerance to stress. Some people have a high tolerance and it's not a big deal. Others start to break out into a cold sweat shortly after purchasing their new home. Not long after the listing agent can expect more and more pressure to get their home sold NOW!!!!
