Selling Your Home Without An Agent May SEEM Easy
Last night I was checking off a To Do list item, installing new headlight bulbs on our 1999 Miata. As you can tell by the year, it's a car we've owned for 15 years and I've changed the bulbs MANY times. Not my favorite task, but fairly routine MOST times. Yesterday afternoon was NOT one of those times. I wanted to make an adjustment to one of the headlight assemblies and I dropped my screwdriver. Into a crevice I didn't even know existed. And considering moving engine parts and a stray screwdriver aren't a good mix I knew I had to find it.
After much shining of light and blindly reaching around trying to feel for the screwdriver, I realized my EASY task now required jacking up the car and taking off the front tire so I could gain better access. And of course the lug nuts didn't come off easily. A few smacks of the hammer on the tire iron and a close call with breaking a pinkie later, I had the access that I needed as the day's light was fading. And I interrupted the task to take a phone call and arrange a showing for a buyer later this week (yes, I answer my phone even when I'm up to my elbows in engine compartment!). After that call Liz held a flashlight so I could finish the job and I DID finally find that screwdriver! I put everything back together by the glow of my cell phone flashlight app and that 15 minute job finally wrapped up well over an hour later. Routine? Obviously not.Now you may be wondering where I'm heading with all this since I haven't written a word about selling a home since the title?
I'm not a professional auto mechanic. Engineering training helps, but bottom line it doesn't give me special knowledge about performing anything beyond routine maintenance on our cars. Even tasks like changing out a headlight bulb can go from routine to OOPS with one little mishap.
We see the same thing happen in real estate routinely. It seems simple doesn't it? Price your home, market it, show it a few times, get a contract, change ownership. Easy peasy, right?
But often that "routine" sale can get sideways in a hurry. Getting your home seen by ALL the potential buyers isn't nearly as easy as a low cost MLS entry. Buyers provide false hope that they're interested when it's simply a matter of no one wants to tell a home owner that their home isn't right for them, or that there's a MAJOR problem with condition, smell or price. The complication of emotions that can sink a sale in an eye blink. Inspection issues, financing issues, both can take a "routine" sale into the land of "What do we do now?".
It's when you leave the land of routine that you need the guidance of a professional real estate agent team. A team that has been there and done that for just about every situation. A team that knows how to keep your home's sale on track and get you moving on to the next chapter of your life. And isn't moving on your goal?
