Watching and Listening For New Homes On The Market

watching, waiting, listening....Our market is a little skimpy on homes for sale right now.

Sure, there are plenty of homes for sale in Cincinnati MLS, but when you start the Match Game of pairing up the available inventory with our buyers' needs it quickly becomes apparent that the possible matches are few and far between.  And if you venture into our patio home niche, the choices get even less.

We're seeing the same things with the homes we list for sale, the ones that fit the mainstream needs for price and location get plenty of attention and their time on market is usually pretty brief. 

The tougher sales are the ones outside the norm, the country estates WAAAAY out in the country, the homes next to power lines and main roads, the homes that need that perfect match.  Those are the homes filling up much of our MLS right now.

The end result for our buyers?  A lot of watching and listening for them and us.  Checking out sites besides our MLS for homes for sale that will be a good match.  Connecting with other agents that are likely to have a new listing coming that will match.  Trying our best to find that match before another buyer gets there.

And then when we get news?  Our buyers have to be ready to act, and act quickly.  That's just another reason we stress having the loan preapproval letter ready BEFORE you get serious about home buying. 

Meanwhile, anyone know of a ranch home coming on the market soon?  We've got buyers!
