But I Thought The Home Was For Sale??!!

You're looking for homes to see and you're checking the list that we sent you, poking around on other websites too, hoping to find that perfect match!  You send us a list of places you want to see and shortly we come back with news you won't like.  Quite a few of the homes you sent us ARE NOT for sale.

Sure, they were at one point, but unless you want to be a back up offer (aka the club the seller uses to keep the first buyer in line), there's not much to be gained by seeing the home.

How can this be?  There are multiple reasons:

  • MLS rules.  For example, Cincinnati MLS allows up to THREE business days to change the status in MLS from Active to Pending.  That's a long time (IMO waaaay too long, if you have an accepted contract why would you need more than one business day to update?). 
  • Site feeds are delayed.  Those sites that get fed from MLS can be on a one day or more delay.  So add the three day delay in status change from the MLS and now you're at 4 or 5 business days since the home went under contract.
  • Web site inaccuracies.  Sometimes homes have sold MONTHS, even YEARS prior and if the sites are manually loaded by owners or agents and not updated when the home is Sold or goes off the market, you get a false report that the home is still available for sale.
  • You're looking at old information.  When we market a home, we'll typically do one or more blog posts (e.g., Coming Soon, On Market, Under Contract, Sold, etc.).  If you find one of the first two posts and not the Under Contract or Sold announcements, you might think the home is still for sale.  We do try to go back and add an UPDATE to the old posts, but that doesn't always happen perfectly.
  • Sometimes sellers (and their agents) jump the gun and start turning down showings when they're still NEGOTIATING an offer.  Not all offers become contracts, yet we get told "no further showings".  We don't consider that an ideal selling strategy, but it happens. 
  • The home is a short sale and the listing agent leaves it ACTIVE until the bank approves the short sale.

Bottom line, there are a number of legitimate, and some not so legitimate reasons, that a home you find online is NOT really for sale.  And sometimes we don't find out until we call to set the showing appointment and THEN get told, by the way, the home is under contract!
