Sometimes You Get A Second Chance At A Home!
Murphy's Law can REALLY work against a buyer! You have plans to see a home this evening, it goes under contract at 3. It's not under contract, you write an offer on the kitchen counter before leaving the showing....and it went under contract just moments before you crossed the threshold. MAYBE we lost on a multiple offer situation. Uggggg. Arrrrrgh. Whyyyyyyyyyyyyyy?
But all is not lost. SOMETIMES you might still be able to get that house, and some of that depends on your personal situation. If you're a cash buyer or don't have to sell a home to buy, we just MIGHT find out that the accepted offer has a contingency clause that could allow you to become first in line. You want that house, I'm asking. The answer will PROBABLY be NO (after all they have an ACCEPTED offer and buyer and they're not going to want to rock the boat), but sometimes they may be willing to bump the first offer out of the way if your terms are more appealing AND they can legitimately bump the first offer.
Failing that, there's another chance that you just might get the home. Fact is not every accepted offer makes it all the way to the closing table. Sometimes the buyers bring in Mom & Dad to take a look....and BOOM goes the deal. Happens way more than you'd expect. More likely? Home inspections might just bring up something the buyers just can't live with and the seller won't fix. Buh bye, back on the market and here's your shot. Now of course we're asking what happened, and it's a question that it's not unusual for the question to be initially dodged. They don't want to chase YOU off either, but if they did find something significantly wrong with the MATERIAL condition of the home, by Ohio law they're required to disclose. And of course you still want to have your own inspections.
And there are a couple of other hurdles for the first deal that just MIGHT clear the path for you. Financing can fall through (we've had that happen to our buyers and against our sellers, it's NOT common, but it can). And of course we're always at the mercy of the appraisal, and we've been seeing more of that lately.
Bottom line, we can either write a back up offer to make SURE the seller side knows you want the home, or we can put a tracker on the home in MLS and go after it immediately after it's available again.
