Change The Criteria, Change The Results

criteriaIn our mail today was Money magazine's annual Best Places To Live list and for the first time in awhile Warren County didn't have a Top 50 city.  Mason Ohio has typically been in the top 25 when the criteria aligned with what Mason offers.  But this year, it looks like the criteria shifted a bit.  For instance in a previous ranking, it was smaller towns/cities with a max population of 50k, well above Mason' official population.  This year's edition was up to 100,000 for population and guess what?  30 of the top 50 had populations greater than 50,000.  Frankly, there can be a pretty big difference in a city's amenities when you go from 30,000 to 90,000.  Does not making the list mean that Mason is no longer a great place to live?  Of course not.  Local residents have demonstrated year after year that Mason offers what they want, and the new home builders can certainly testify to that demand!

Now much the same as a magazine's Top 50 list, home shopping is also very dependent on the credibility of the data and the criteria used.  With most buyers starting their home searches online, the filters a buyer (or their agent) uses to set up searches is going to determine whether a home makes the buyer's Top 50 list, or is totally invisible.  And even when using the best criteria, an error made by the listing agent might hide the perfect home from an automated search.  For every criteria added to the search restrictions, the more likely that a suitable home may be eliminated from the results due to an error.  For example if you require a minimum lot size of 1 acre and the agent omits the lot information, that home no longer will show in the search results.

While it's tougher to look through more houses rather than less, it's critical to make sure the emphasis on the search is on true NEEDS and less so on WANTS.  Keeping that focus will give you the best chance to find the perfect home.
