Get What You're Paying For With Cincinnati New Construction Homes

Cincinnati patio homesEveryone wants to get what they're paying for, and why not?  It's YOUR money and it takes a LOT of that money to build a new construction home in the Cincinnati area.  Whether it's a regular home, a condo, or a patio home, buying new means you're spending hundreds of thousands of dollars!  Now don't think the builder is trying to skip out on installing a feature you added like quartz countertops or a fully tiled master shower.  Nope, that's not it at all.

But way back at the beginning of the new construction process you make a critical decision that leads to you paying for something you might not even use!  You SHOULD use what you're paying for, and the builder certainly ISN'T going to make you use it, but nonetheless you ARE paying for it!!!

So what are you paying for even if you don't use it?  Me.  The services of a professional real estate agent.  While I don't work for ANY builder, the builders have factored me into the price of that home you're thinking about building.  That's right, you ARE paying for me (or someone like me) even if you don't hire me.

I know, everyone wants to believe that you'll get a better deal if you go straight to the builder, but with ALL the major Cincinnati builders, there's no "doesn't have an agent" discount.  Ask Drees, Fischer, M/I, John Henry, etc.  They'll all tell you no discount.

Wait, how can that be?  If they're NOT paying an agent, the home HAS to be cheaper, right? 

Well here's why not.  Builders KNOW a certain number of buyers will show up without an agent.  No one to help them through the process other than the BUILDER'S rep, (note the job title and that tells you WHO they work for), no agent to tell them (Joe, you're overpaying for your home, or Joan, there's actually a BETTER community for your needs two miles away).

The builder also knows a certain number of buyers will show up WITH an agent to guide them through the new construction process.

So let's say for every 10 houses the builder expects 4 buyers to be unrepped and 6 to be repped by an agent.  The builder also knows the average price for their community, so it's straight math.  They'll take the expected commission to be paid and spread it out into the overhead of EVERY home.  If fewer agents show up than projected, the builder keeps some extra profit.  They underestimate the number of buyers that use an agent, they make a bit less profit than projected.  Either way, they DO NOT give a portion of that back to the buyer who shows up without an agent.

So since you're already paying for me, why would you NOT put me to work for you?
