How Do We Select Listing Price For Your Home?

 

money money moneyOne of the big questions all home sellers have is "How much can we get for our home?".

It's an important question.

If the price is too low you might be leaving lots of money on the table.

Price the home too high and you'll either get no buyers to look, or they'll look and not write an offer, or if they do, you might consider it so low you won't want to respond.  And it can add months to the time it takes to sell your home, and that's not a good thing if you want to get on with your life.

So obviously nailing the price is crucial to the sale of your home in a time frame that suits your needs.

So what do we consider?

  • Of course the details of your home are signficant.  Size, bedrooms, basement or not and finished or not.  Number of garage spaces, lot size and configuration. 
  • The condition of your home.  Needs work or out of date? We move down the scale unless you're willing to correct everything before we go on the market.  Top condition?  Then we can ask for a better price.
  • Demand for your neighborhood factors in
  • Your competition matters.  Lots of it and you have to be more competitive.  Almost nothing on the market and we can take advantage of supply and demand.

What doesn't factor in to how much we can price your home?

  • How much you paid for your home
  • How many dollars you've spent on changing your home
  • How much you WANT to get for your home

Pricing a home is about facts and understanding the current market conditions.  We get to common ground on the facts and market conditions and we will successfully sell your home.  Ignore those facts, price way too high and starting the next chapter of your life will be put on hold.
