The longer I'm in real estate the more certain I am about certain things.
I'm certain there's a buyer for every home, no matter how badly it's beat up or located. I've seen some doozies over the years and every one of them has sold.
I'm certain that if I ever get to the point of thinking I've seen everything in this business, something NEW will happen within hours.
I'm certain that if I keep doing my job well, business will continue to come my way from either marketing or past clients that put a good word for me.
I'm certain that most home buyers and sellers are loyal to their agent, but it's key to figure out which ones aren't going to be as early in the process as possible.
I'm certain that there's some level of stress for my clients in every home sale, and it's my job to keep that level as low as possible.
And I'm certain that if I try to do any carpentry work around my house, it's going to look like an amateur did the work :)
But just as I'm certain about certain things, there are other things I know to be uncertain about.
Every home sale has some level of uncertainty.
Will the buyer's loan go through? (I've had a loan rejected for a buyer the day before a closing).
Will the appraisal match the contract? Not always.
Will the buyer stay the course, or get cold feet? Been there, done that more than once.
Will the home inspector catch everything wrong? What do you mean he didn't notice there was no dryer vent?
Will the listing price get the home sold quickly? (Okay, this one usually isn't very uncertain since reading the market is something we do).
But even when there's uncertainty, it's possible to reduce the size of that uncertainty significantly.
Having great partners as home inspectors and lenders is critical.
Having been there, done that many, many times means knowing how to head off common issues and make the problems be the rare things and not the norm.
Knowing the market is crucial too. It helps us know what the market SHOULD bear.
Basically, we can be certain that we can reduce the uncertainty, even when we can't eliminate it entirely.
