One of my jobs for our real estate team is to work with the buyers.  Buyers are Forrest Gump's box of chocolates, you just don't know what you're going to get until you start to work with them. 

Some are punctual.

Some are habitually late.

Some buyers are fast lookers.   A few steps in the home and they might just be turning around and saying NO WAY.

Other buyers?  VERY meticulous.  They want to know EVERYTHING about EVERYTHING!  Even when they suspect the home isn't the right one for them, they're going to look into every nook and cranny just to be sure.

So what does this mean to you as a seller?  That sometimes that one hour appointment we booked is going to not be as firm a time commitment as you and I would like.  If I'm just showing ONE home to my buyers, we'll PROBABLY adhere pretty well to our appointed time slot. 

If I'm showing a string of homes, especially if it's my first time out with buyers and I don't yet know if they're FAST or SLOW lookers, well things can get tricky fast.  I have to delicately play time cop or try to rebook appointments on the fly to minimize the disruption to the sellers. 

And trust me, I REALLY want to be as courteous as possible to sellers as I can be.  I work with our team's sellers too and we don't appreciate when our sellers aren't treated with respect (lock the door, leave things the way you found them, don't show up an hour AFTER the appointment without warning, etc.).

But here's the crux of the issue:  my first loyalty is to my buyer when I'm showing your home.  But I'm ALSO acting as your home's advocate when I'm showing your home.  If my buyer is showing true interest in your home, would you rather:

  • I tap my watch and tell my buyer, time to go!  Sorry but our window is up so no more questions and no more looking!

or

  • I take another 30 minutes if need be to continue answering my buyer's questions? 

Because the honest truth is that extra time may be the difference between my buyer deciding YES or NO to your home.  And the other thing?  Once we leave your home, the odds of my buyer deciding to buy YOUR home goes down.  Other homes on the Internet are out there calling "Look at me!!!".  Buying a home is a mix of logic and emotion, and stepping away from the home may be all it takes to break the emotional bond.

So Mr. & Mrs. Seller, would you rather I leave on time, or stay a few minutes late and just maybe bring you an offer?
